– moneysense.ca

Buying a home is one of life’s biggest financial decisions, but it’s also one of the easiest places to make an expensive cross-border tax mistake. For many families, purchasing a home represents stability, permanence, and the feeling of finally putting down roots. For U.S. citizens living in Canada, buying a Canadian home can create tax consequences that don’t become apparent until years or even decades later.

A case study: When the principal residence exemption isn’t enough

Take London and Ava. London grew up in St. Louis before accepting a management position with a Canadian technology company in Vancouver. There, he met Ava, a Canadian elementary school teacher. After getting married, they purchased what they hoped would be their forever home—a detached house in Toronto for $850,000 CAD.

Over the next 20 years, they renovated the kitchen, finished the basement, watched their two children grow up, and built a life around their neighbourhood. By the time they retired, the house was worth $2 million…

How your mortgage can help you build wealth

For most Canadians, a mortgage is simply a fact of life. You buy a home, make your monthly payments, and hope to have it paid off by the time you retire. It’s the advice many of us grew up with: work hard, eliminate debt, and then start enjoying financial freedom.

But what if there was a way to make your mortgage work harder for you while you’re paying it down? That’s the idea behind the Smith Manoeuvre, a strategy that helps homeowners use their home equity to potentially build investments and improve tax efficiency at the same time.

Looking at debt differently

For many people, debt is something to avoid at all costs. And when it comes to high-interest consumer debt, that’s generally good advice. But not all debt is created equal.

Some debt is used to buy things that lose value over time, like vehicles, vacations, or consumer purchases. Other debt can be used to acquire assets that have the potential to generate income and grow in value.

The Smith Manoeuvre is built on this distinction…

I was always phoning, always going to visit them. It was always a big deal,” he recalled.

Even though he had been banking with several of the big lenders for decades, his frustrations grew until they came to a head during one instance involving one of his registered accounts. He finally decided to pull the trigger and switch to a fintech as his primary bank.

Canada’s banking regulator has been streamlining its bank licensing framework, making it easier for smaller financial companies and provincial credit unions to enter the federal financial system and compete against the Big Six. It’s also giving consumers greater choice when it comes to who they want to bank with.

By the end of June 2026, Canadian-listed ETFs collectively held more than $1 trillion in assets under management (AUM), spread across more than 2,000 available products. That growth is impressive, but the Canadian market remains much smaller than its U.S. counterpart. Canada technically launched the world’s first exchange-traded fund ahead of the United States, yet the U.S. industry has since grown to a different scale.

In June 2026, the Vanguard S&P 500 ETF (VOO) became the first ETF to surpass US$1 trillion in assets. In other words, the largest U.S. ETF alone is now bigger than Canada’s entire ETF industry.

Canadian investors are not limited to products listed at home. Most self-directed brokerages provide access to both Canadian- and U.S.-listed ETFs, creating a recurring question: when is it worth accepting the added complexity of a U.S. ETF?

Canadian-listed ETFs are generally easier to buy…

In the minds of investors young and old, artificial intelligence (AI) is an investing theme or trend that seems to be right up there with the birth of the internet and the dot-com craze, or indeed the long-ago Industrial Revolution. But over the last 12 months, according to a recent webinar on the topic, market reaction to AI seems to have morphed from enthusiasm about an “unstoppable trend” to fear of the imminent bursting of an alleged “AI bubble.”

Our old friends, fear and greed, loom large here. Clearly, greed is uppermost to the extent AI is perceived as the next gold rush. If new AI IPOs result in quick doubles or more, who would not want to participate in such a wealth-creation event? Meanwhile, fear manifests in two ways. Most investors with significant allocation to stocks as an asset class naturally fear a crash in the stock market, especially after the kind of upward moves we’ve seen in the past year or two. But there is also so-called FOMO, or the fear of missing out on some hot innovation that promises untold riches down the line…

From building a credit history to understanding how debt could affect her financial future, she had to learn a new set of rules while rebuilding her financial life from scratch. Those experiences eventually led her to study economics, work on Bay Street and, later, co-found Chexy.

Today, as the company’s CEO and co-founder, Akhvledziani is focused on helping Canadians get more value from their everyday spending. In this edition of My MoneySense, she shares the financial lessons that have stuck with her—from why everyone should negotiate more often to the benefits of automating your finances and using debt strategically.

Who are your financial heroes?

I’m incredibly motivated by people who solve problems in very legacy, traditional industries but whose work reaches millions of people. David Vélez at Nubank is a great example. He went after one of the most traditional, entrenched parts of financial services in Brazil and proved that consumers will move when the product is meaningfully better…

Like so many childhood proverbs, I accepted it without much thought—one of those quiet truths adults repeat often enough that children stop questioning them.

For most of my life I assumed it was a lesson about hard work. Wake up early, start before everyone else, stay disciplined, and success will eventually follow. Lately, though, I have begun to wonder whether I misunderstood it entirely. Maybe it was never about waking up early at all. Maybe it was about being willing to act before you knew exactly how things would turn out.

That thought crossed my mind recently while talking with a younger colleague about investing, when Bitcoin came up. Like millions of people, I have a Bitcoin story. Around 2013, I had recently started my first business and was still learning what it meant to be an entrepreneur, which mostly involved discovering inventive new ways to worry about money. Every invoice mattered, every client mattered, every dollar mattered…

Your credit history from home typically doesn’t transfer, which means you may need to start from scratch when applying for a credit card, phone plan, apartment rental or loan.

Fortunately, building credit in Canada can be relatively straightforward. Many banks, including RBC, offer credit cards specifically designed for students and newcomers, making it easier to get approved and start establishing a credit history early.

How can international students build credit in Canada?

International students can start building credit by opening a credit card, setting up a cell phone or internet plan in their name, and paying bills on time. These activities may be reported to Canada’s two main credit bureaus, Equifax and TransUnion.

Using a credit card responsibly is one of the fastest ways to establish credit. Paying your balance on time, staying well below your credit limit, and avoiding missed payments can help you build a strong credit score over time…

Reverse mortgages were at one time considered the Wild West of financial products, associated with aggressive and even predatory sales tactics targeting seniors in the United States. Fairly or not, that reputation has instilled some wariness in Canada, where regulations have long been more stringent than they were during the industry’s early days south of the border. Nowadays, some experts say they’re an option worth considering for older Canadians who are house rich, cash poor, and well aware of the pros and cons.

“It could be a beneficial tool for certain people, but not for others,” says Barbara Knoblach, an Edmonton-based financial planner at Money Coaches Canada.

How reverse mortgages work

Reverse mortgages are available to Canadian homeowners who are 55 and older. Up to 55% of the equity built up in the home can be unlocked tax-free in a lump sum or incremental payments, usually at interest rates 2% to 3% higher than what a conventional mortgage would carry…
