(Getty Images / Image Source)In June 2015, Toronto’s housing prices made headlines when the average price of a detached home passed the $1-million mark. This new standard fuelled discussions about affordability and housing bubbles and prompted more than a few remarks about how much realtors earn in commissions.
It’s a discussion I’ve heard before—often with comments about how little work a realtor actually does or the outrageous fees a realtor is paid. But before I buy a ticket on this bandwagon, I wanted to examine the numbers.
Realtor commission splits
There is no data on real estate commission rates in Canada. In Ontario, the general rule is 5% of the sale price, which is split between two realtors (at 2.5% each). In B.C. and a few other provinces there is a sliding scale with realtors earning as much as 3% on the first few hundred thousand of the sale price, and as little as 1% on the remaining portion of the sale price.
For that Toronto realtor who sold a detached home in June 2015 at the average price of $1,051,912, this means a commission of just under $26,300…

BRENHAM, Texas – Blue Bell’s chief executive has told shareholders that Texas billionaire Sid Bass will lend the company up to $125 million and that the investment is essential for the popular ice-cream maker to remain in business.
The Bass family would get a one-third stake in the company struggling to recover after listeria contamination forced a crippling national recall in April.
The Wall Street Journal reviewed a letter that CEO and President Paul Kruse sent Monday to investors saying Blue Bell was unable to raise enough capital from existing shareholders to remain operational.
The company on Tuesday announced that Bass would become an investor, but no terms were revealed.
Company spokesman Joe Robertson on Friday declined to comment, saying Blue Bell is privately held and doesn’t discuss financial matters.

The Internet giant reported strong second-quarter results on Thursday and its shares are up about 15 per cent in afternoon trading. That pushed Google’s Class A stock above $700 for the first time.
Google’s market capitalization, already around $400 billion, rose $52 billion during the day, according to S&P Dow Jones Indices.
Including the gains in Google Inc.’s Class A and nonvoting Class C shares, that puts the company on pace for the biggest single-day market cap gain ever.
Not adjusting for inflation, the current record holder is Apple. Apple Inc.’s market cap rose $46.4 billion in value on April 25, 2012, after a better-than-expected first-quarter report.
