Canadian Home Buyers Prefer Fixed Mortgage Rates Over Variable: CIBC

As Canadians stir from their winter slumber and the housing market heats up, spring home buyers are weighing their mortgage financing options.
More than half (57 per cent) of Canadians say they’d choose a fixed rate if they were to acquire or renew their mortgage today, according to a poll by CIBC. It’s a boost on fixed-rate accolades from 48 per cent in 2014 and 39 per cent in 2011.
Bargain Mortgage Season
It’s no wonder consumers see the value in locking in: fixed-rate mortgage products have been heavily discounted so far this spring. TD and BMO kicked things off among the larger lenders by slashing their 5-year fixed options to 2.79 per cent in mid March (TD has since dropped to 2.74), the lowest posted rate among federally regulated lenders. And of course, smaller lenders have been ultra competitive; many are offering options in the 2.45 – 2.50 range today.

No rate cut surprises to report today. Canada’s key lending rate “remains appropriate,” said the Bank of Canada this morning. That’ll keep prime rate at 2.85% for now. The BoC’s economic commentary today was both grim and hopeful. The economy “stalled” in the first quarter, it admitted—thanks in part to the “oil-price shock.” Looking further down the road, however, we got more of the same brand of optimism we’ve come to expect from the Bank—i.e., that the economy will get back to “full capacity” in a few years or less.
